A computer review (LiDAR and historical imagery) can miss things you cannot see from the air or from old photos, including:

‘Plugged, broken, or unmarked tile

‘A pipeline, utility, easement, or other obstruction that blocks a min or laterals. A neighbor who will not allow a main across their ground to reach the outlet the farm needs

I walk the farm and look at wet holes, outlets, old tile, how far a main would have to run, and the soil that sets lateral spacing. Tight ground that needs laterals about every 40 feet cost a lot more than better soil that can go 50 or 60 feet. You get a rough cost range, not a contractor bid. $250/hr. Port to Port
