Computer analysis
$750.00

The $750 Covers up to 80 acres then $4 per acre after that.

A desk review using LiDAR, historical aerial photos, soils, and visible wet patterns.

I note where water wants to sit, likely outlet and main paths, signs of old tile, and whether this looks cheap or expensive to drain. Hidden or plugged tile will not always show on a screen. Payment is by Check. Mail to

Boots - on-the-ground inspection
$250.00

I walk the farm and look at wet holes, outlets, old tile, how far a main would have to run, and the soil that sets lateral spacing. Tight ground that needs laterals about every 40 feet cost a lot more than better soil that can go 50 or 60 feet. You get a rough cost range, not a contractor bid. $250/hr. Port to Port

I won’t know the bill until I know where the farm is. Send the county and nearest town. I’ll give you a rough hour estimate (drive + walk + drive home) before you mail anything.

If that range works, Mail check for estimated amount to

Important Please Read

This service is and informed opinion, not a guarantee. Buying farmland always carries risk.

A computer review (LiDAR and historical imagery) can miss things you cannot see from the air or from old photos, including:

‘Plugged, broken, or unmarked tile

‘A pipeline, utility, easement, or other obstruction that blocks a main or laterals. A neighbor who will not allow a main across their ground to reach the outlet the farm needs.
